Introduction to the scheme

The Accreditation Scheme was established in 2002 representing a new initiative from Gateshead Council working in partnership with Gateshead Private Landlords Association and is designed to recognize good quality private rented accommodation.

The Accreditation Scheme covers all types of private rented accommodation from purpose built flats, Houses in Multiple Occupation (HMO's), through to larger single houses. The relevant standards are based primarily on existing legislation plus facilities normally considered today to constitute a satisfactory decent standard.

Private Landlords have an important role to play in the provision of accommodation within Gateshead. It is acknowledged that many private landlords provide and maintain good standards of accommodation, often above that required by law. It is therefore important to recognise these landlords, and in addition encourage and support others to achieve these higher standards.

Comprehensive legislation already exists to enable Gateshead Council to deal with sub-standard property and will continue to be implemented when necessary to deal with unsatisfactory conditions. It is intended that the Accreditation Scheme will recognise and highlight those properties of a decent standard, which are well managed and well maintained - at the same time recognising the rights and responsibilities of both landlords and tenants.

As the scheme develops further it is hoped that the benefit of having accredited properties will stimulate other landlords to participate.
